Not all storage facilities in Muskoka are the same. Some are gravel lots with no fence and no insurance. Others are professionally managed with bailee's coverage, on-site staff, and proper security. The right questions, asked before you sign anything, tell you which is which.

Is the facility legally zoned for commercial boat storage?

This matters more than most cottage owners realize. In Muskoka's townships -- particularly Township of Muskoka Lakes -- land must be specifically zoned for commercial boat storage. Agricultural-zoned land cannot hold more than two stored boats without a zoning violation. Rural Residential land has similar restrictions.

A facility operating on improperly zoned land is at risk of a bylaw enforcement order that could force every boat off the property mid-season with little notice. If you cannot confirm the zoning with a direct question to the operator and a look at the township zoning map, that is a red flag. Proper commercial storage facilities know their zoning status and will tell you plainly.

Does the facility carry bailee's insurance?

Bailee's coverage (care, custody, and control insurance) is what protects your boat if it is damaged while in the facility's care through their negligence. Without it, you have no recourse if a forklift damages your hull or a fire starts in their equipment shed. A legitimate storage facility will answer this question directly and provide a certificate of insurance on request.

Also confirm the CGL (commercial general liability) coverage level. Minimum $2 million; $5 million is standard for marine operations in Ontario. Anything lower, or a facility that cannot produce a certificate, is not worth the risk.

What does security actually look like?

The meaningful security features for outdoor boat storage are: a perimeter fence (minimum chain-link, ideally privacy fence), camera coverage of the lot and entrance, and either on-site or regular drive-through monitoring. Motion-activated lighting adds deterrent value at night.

A gravel field behind a farm gate is not security. Ask to visit the facility before you commit. A walk-through tells you more than any description will. Look for: working cameras, adequate lighting, a complete perimeter fence with no gaps, and clear organization of the lot that suggests active management.

Who does the wrapping?

Some storage facilities wrap boats themselves with trained staff and professional equipment. Others subcontract wrapping to whoever is available at the time. Still others do not offer wrapping at all -- they store the boat and expect you to arrange your own wrap or cover.

Ask specifically: Do you wrap boats in-house? What gauge film do you use? Do you install support framing? Do you include vents? A provider who knows shrink wrap will answer all four without hesitation. One who does not may be subcontracting to the lowest bidder.

What happens if something goes wrong?

Two scenarios worth asking about before signing anything: What happens if my wrap fails mid-winter and you discover it? What is the process if my boat is damaged while in your care? A good facility will have a clear answer to both -- they inspect their lot regularly, they have a contact number, and they have a claims process. Vague answers or "that won't happen" are not answers.

Is the pricing transparent?

Facilities that do not publish their rates, or that quote a low base rate and then add fees for everything at signing, are worth avoiding. A complete quote for storage season should be clear about what is included: the base storage rate, whether shrink wrap is separate, pickup pricing, and spring return pricing. The total you agree to should be the total you pay.
